Method of sale: Tract 1 will be sold separate. Then Tract 2 will be sold. Tracts will not be combined. Tract 1 will be sold final bid price x gross surveyed acres. Tract 2 will be sold final bid price x 62.83 net acres.
Taxes: The current Real Estate Taxes according to the Lyon County Treasurer are approx. $2,790.00 per year on Tract 1. Tract 2 Real Estate taxes are approx. $1,473.00 per year. Seller will pay the 2017 taxes which are due and payable in March and Sept of 2018.
Possession: Possession of both tracts will be immediately following the auction.
