We will sell the following real estate at public auction at the land site located from Lennox, SD, 2 ½ miles south on #105 (Hwy 17).

Predominate soils include: Delmont-Talmo soils, 2-9 percent slopes; Graceville silty clay loam; Delmont-Graceville complex, 2-6 percent slopes and Chancellor-Tetonka complex, 0 to 2 percent slopes. The land will be offered in 3 Tracts:
Tract 1: 6 acres with a housing eligibility located in the southeast corner of the land. Buyer will be responsible for driveway access to the land.
Tract 2: 72.27 +/- acres
Tract 3: Combination of Tract 1 & Tract 2: 78.72 +/-acres.
TERMS: 15% nonrefundable down payment day of sale with the balance due at closing on or before Jan 8, 2020. Possession of the land March 1, 2020. Title insurance and closing costs split 50/50 between buyer and seller. 2019 taxes due in 2020 to be paid by the seller. 2020 taxes due in 2021 to be paid by the buyer. If the land is sold in separate tracts, Tract 1 will be surveyed and be paid for by the seller. Tract 2 acres will be determined by taxable acres minus surveyed acres in Tract 1. Tract 3 acres will be based on acres stated in the county tax records with acres to be understood to be “more or less”.
